Types of Clearance
We handle clearances across Bristol, Bath, South Gloucestershire and North Somerset. The reasons vary. The standard doesn’t.
Probate clearance
Dealing with a loved one’s home after they’ve passed is hard enough without worrying about logistics. We take that part off your plate.
We work with executors, solicitors and families to clear the property on whatever timeline the estate needs. If you need specific items set aside for beneficiaries, we’ll do that. Jewellery, paperwork, photographs, anything you flag gets separated and kept safe.
We’ve cleared probate properties in Westbury-on-Trym where families couldn’t face going through rooms themselves. That’s fine. You don’t have to be there. Just tell us what to look out for and we’ll handle it with care.
Personally, I think the hardest part for families is making decisions about belongings that have sentimental value but no practical use. We won’t rush you on that. If you need a day to think before we clear a room, take it.
Downsizing
Moving from a house to a flat, or into sheltered housing, means years of accumulated belongings need sorting. We help with the practicalities: what’s going with you, what’s going to family, what can be donated, and what needs disposing of.

End of business clearance
When a business winds up, the landlord or administrator needs the premises empty and clean. We deal with the full scope: stripping the space, clearing all fixtures and stock, cleaning to a standard that satisfies the lease terms.
If you’re just looking for someone to fill a skip and leave, we’re probably not the right fit. Our clearances include the cleaning, because a half-cleared property still isn’t ready for handover.
What’s Included
Every clearance job with us follows the same principle: you shouldn’t need to book anyone else afterwards.
Full removal of contents. Furniture, appliances, personal effects, carpets (if requested), curtains, garden waste. If it’s in the property, we’ll take it out.
Sorting and separation. We don’t just throw everything in the back of a van. Items are sorted on site. Recyclable materials go to Bristol’s Avonmouth recycling centre. Reusable furniture and goods go to local charities and reuse organisations. The rest is disposed of properly.
Cleaning. Once the property is empty, we clean it. Not a quick sweep. A proper clean: kitchens, bathrooms, floors, windows, skirting boards. The same standard we deliver on our deep cleaning and end of tenancy jobs.
Waste documentation. You get waste transfer notes for everything we remove. If you’re an executor, landlord or business owner, this matters. It’s your legal duty of care.

Our Process
Step 1: Call or message us
Tell us what you need cleared. Property type, rough size, how full it is, and your timeline. If you don’t know the answers to all of those, that’s fine. We’ll work it out on site.
Step 2: Site visit
We come and look at the property. We need to see it before we quote. Photos and descriptions only go so far. On site, we can check access (some BS6 and BS7 terraces have rear-only access for large items), assess the volume, and spot anything that needs specialist handling.
Step 3: Fixed quote
We give you a written quote. Fixed price. Not an estimate that creeps up once we start. The quote covers clearance, disposal, and cleaning. If we find something unexpected once we begin (it happens, especially in properties that have been closed up), we’ll tell you before any extra cost is incurred.
Here’s the honest part: we’re not the cheapest option. A man-with-a-van service will quote less. But they won’t sort the waste, they won’t recycle, they won’t clean, and they won’t give you waste transfer notes. You get what you pay for.
Step 4: Clearance day
Our team arrives with the right vehicles and equipment. A typical two-bed clearance takes a day. Larger properties or heavily filled spaces might take two. We sort as we go: keep pile, charity, recycling, disposal.
Step 5: Cleaning
Once everything’s out, we clean. Every room. Kitchens and bathrooms get particular attention. If the property needs deep cleaning or specialist work like mould removal, we can do that in the same visit.
Step 6: Handover
We walk you (or your solicitor, letting agent, or landlord) through the finished property. It should be ready for viewings, tenants, or sale. If it’s not right, we fix it before we leave.
Responsible Disposal and Recycling
We take waste seriously because we have to. And because it’s the right thing to do.
Every item we remove gets sorted into waste streams. Recyclables go to licensed facilities. Furniture and household goods in decent condition go to Bristol charities and reuse organisations including the Sofa Project and British Heart Foundation. Electrical items are handled under WEEE regulations. Hazardous materials (paints, chemicals, asbestos-containing materials) go through specialist licensed disposal routes.
We carry a waste carrier licence. Every job comes with full documentation.
Some clearance companies take the easy route: everything in a skip, skip goes to landfill. That’s legal, technically. But it’s wasteful. We typically divert 60-70% of materials away from landfill. Not perfect, but a lot better than a skip.

How much does house clearance cost?
It depends on the property size and how full it is. A one-bed flat, lightly furnished, might be £400 to £800. A three-bed house, fully furnished with loft and garage, could be £1,500 to £3,000. These figures include clearance, disposal, and cleaning. We don’t quote hourly. You get a fixed price after our site visit.
How long does a clearance take?
Most residential clearances take one to two days. Larger properties or those with heavy accumulation can take longer. Office clearances vary more depending on the size of the premises and whether you need us to work outside business hours. We’ll agree the schedule before we start.
Can you clear a property I haven’t visited yet?
Yes. We work with executors and solicitors who sometimes can’t get to the property themselves. We can do the site visit independently, send you photos and a quote, and carry out the work without you being present. We’ll set aside anything that looks personal or valuable for you to collect or have posted.
Do you handle hoarding clearances?
We do, but we treat them differently from standard clearances. Hoarding situations need more time, more sensitivity, and often a different approach to sorting. We have a dedicated hoarding cleanup service for these situations. If you’re not sure whether your property counts as hoarding or just heavy accumulation, call us. We’ll talk it through.
What happens to items that could be donated?
We work with local charities in Bristol to rehome furniture, clothing and household goods that are in usable condition. Not everything qualifies, obviously. Stained mattresses and broken furniture can’t be donated. But anything in reasonable condition gets a second life rather than going to landfill.
Can you clear a commercial property?
Yes. Offices, retail units, warehouses, restaurants. We handle the lot. For commercial clearances, we provide full waste transfer documentation and can work to deadlines set by landlords, administrators or lease agreements.
Do you clear gardens and outbuildings?
Yes. Sheds, garages, garden waste, decking removal. It’s all part of the service if you need it. Garden waste goes to green waste facilities, not general landfill.
