H1: Mould removal Bristol
We took a call from a landlord in Easton last Tuesday. His tenant had reported black mould in the bathroom eight weeks earlier. He’d sent a general cleaner twice. Both times the mould was back within a fortnight. By the time we got there, it had spread to the bedroom ceiling.
Took us a day and a half to sort it properly. The cause? A cracked soil pipe behind the bath panel that had been weeping for months.

Why Bristol Has a Mould Problem
It’s not your fault. Bristol’s geography works against you.
The city sits where the Avon meets the Severn Estuary. Average humidity in Bristol runs 80-85% for most of the year. Add in Victorian and Edwardian housing stock with solid walls, single-glazed sash windows and minimal insulation, and you’ve got perfect conditions for condensation mould.
Some areas are worse than others. Properties in Bedminster, Southville and along the river corridor deal with higher ambient moisture. Older homes in Clifton and Redland have thick stone walls that hold damp. Social housing blocks in Hartcliffe, Knowle West and Lawrence Weston often lack the ventilation systems that newer builds include.
We’ve worked in every postcode across Bristol. BS1 through BS16, and out into BS20 and beyond. The pattern is always the same: moisture finds a way in, mould follows, and surface cleaning doesn’t stop it.
What We Do Differently in Bristol
We’re based on Southmead Road in BS10. That means we’re 15 minutes from Clifton, 20 from Bedminster, and within half an hour of anywhere inside the Bristol boundary. For urgent mould jobs, especially where a tenant’s health is at risk, we can usually get someone there the same day.
Our process for Bristol properties:
1. Moisture survey We bring professional meters and thermal imaging. Bristol properties throw up every type of damp going: rising damp in Victorian terraces, penetrating damp from failed pointing on rendered walls, condensation in modern flats with sealed windows and no trickle vents. We identify which one you’ve got before we touch anything.
2. Containment and removal HEPA-filtered air scrubbers stop spores spreading through the property while we work. We remove contaminated materials where needed and treat hard surfaces with anti-fungal biocides that kill the mycelium inside the substrate. Not just what you can see.
3. Anti-microbial treatment A protective coating goes on after the mould’s been killed. It prevents regrowth for months. Doesn’t work forever if the damp isn’t fixed, but it buys time and protects the surface while remedial building work happens.
4. Industrial drying We leave commercial dehumidifiers and air movers running until the walls, floors and ceilings are back to acceptable moisture levels. We come back, check the readings, and don’t sign off until they’re right.
5. Written report Everything documented: findings, treatment carried out, moisture readings before and after, recommendations for preventing recurrence. Landlords need this for Awaab’s Law compliance. Homeowners need it for insurance or building warranty claims.

Bristol Mould Removal Costs
We won’t quote without seeing the property first, but here’s a rough guide so you know what to expect:
- Single room, light mould (bathroom ceiling, window reveals): £250 to £450
- Single room, heavy contamination (behind furniture, inside walls): £400 to £800
- Multiple rooms, moderate mould: £800 to £1,500
- Whole property remediation with structural drying: £1,500 to £3,000+
Every job is different. A BS7 Victorian terrace with rising damp needs different work than a BS34 new-build with a ventilation problem. We give fixed quotes after inspection. No hourly rates, no surprises.
One thing we won’t do: underquote to win the job and then find “extras” once we’ve started. That’s not how we work.
Landlords in Bristol: Awaab’s Law Is Here
If you own rental property in Bristol, you already know about Awaab’s Law. But just to be clear:
- You must investigate tenant mould reports within 14 days
- Remediation must start within 7 days of your investigation
- Emergency repairs (serious health risk) must happen within 24 hours
Bristol City Council’s private rented sector team is actively enforcing this. Housing associations across BS have already updated their response protocols. If you manage properties and you don’t have a mould remediation contractor who can hit these deadlines, you’re exposed.
We work with several letting agents and housing associations across Bristol. We understand the paperwork, the timelines and the documentation you need for your compliance file.

Frequently Asked Questions
How quickly can you get to a mould problem in Bristol?
For standard jobs, we can usually inspect within one to two working days. For emergencies (tenant health at risk, Awaab’s Law deadline), we can often attend same day. We’re on Southmead Road, so nowhere in Bristol is more than about 25 minutes away.
Do you work with Bristol letting agents?
Yes. We work with several agencies across BS postcodes. We understand inventory requirements, deposit dispute evidence, and Awaab’s Law compliance documentation. We can liaise directly with your property manager if needed.
Can you remove mould from a council property in Bristol?
We work with Bristol City Council and housing associations in the area. If you’re a tenant, your landlord (the council or housing association) should arrange and pay for mould remediation. Contact them first and reference Awaab’s Law if the mould is affecting your health.
What’s the most common cause of mould in Bristol homes?
Condensation, by a long way. Bristol’s high humidity plus older housing stock with poor insulation and ventilation creates the perfect conditions. After that, penetrating damp from failed gutters, cracked render or missing pointing. Rising damp is less common but we see it in some of the older terraces in BS3, BS6 and BS7.
Is mould removal in Bristol covered by home insurance?
If the mould resulted from a sudden event your policy covers (burst pipe, storm damage), then usually yes. If it’s caused by ongoing condensation or maintenance issues, most policies won’t cover it. We provide full documentation for insurance claims either way.
