H1: End of tenancy cleaning Bristol

Last September a student in Redland called us two days before her checkout. She’d spent the weekend scrubbing the kitchen herself. The letting agent had already flagged the oven, the bathroom grout and the carpet stains in the hallway. She was looking at losing £400 from her deposit.

We sent a two-person team. Six hours later, the property passed inventory without a single deduction.

That’s what we do. Not a general tidy. A proper deep clean that meets the standard Bristol letting agents actually check against.

If your tenancy’s ending soon, call 07985 505061 or WhatsApp us for a fixed quote. We’ll tell you exactly what it’ll cost before we start.

Bristol’s Rental Market Demands a Proper Clean

Bristol has one of the tightest rental markets outside London. Rightmove data consistently puts BS postcodes among the most competitive in the South West. That’s good news if you’re a landlord. Less good if you’re a tenant trying to get your deposit back from a property you’ve lived in for three years.

Here’s the reality. Bristol letting agents like CJ Hole, Ocean, Alder King and Andrews use professional inventory clerks. These aren’t casual walkarounds. They’re room-by-room, surface-by-surface inspections with timestamped photographs.

The inventory report from when you moved in gets compared line by line with the checkout report. Any cleaning that falls below the original standard is flagged. The cost of putting it right comes out of your deposit through the TDS or DPS scheme.

We see this pattern constantly across Bristol. A tenant does their own clean, genuinely puts the effort in, and still gets deductions. The problem isn’t effort. It’s equipment. Domestic products and a sponge won’t shift limescale from a Bristol bathroom that’s had hard water running through it for twelve months. A domestic vacuum won’t pull ground-in dirt from a hallway carpet in a Cotham shared house.

Honest caveat: not every property needs a professional clean. If you’ve been in a new-build flat in Harbourside for six months and kept it spotless, you’ll probably pass checkout on your own. But if you’ve lived somewhere for a year or more, especially in an older Bristol property, a professional end of tenancy clean is the safest way to protect your deposit.

What’s Included in Our End of Tenancy Clean

Every room, every surface, every fitting. We work to a checklist that matches what Bristol inventory clerks look for.

  • Washing machine drum, seal, detergent drawer
  • Dishwasher interior, filters, door seal

What It Costs in Bristol

We quote fixed prices based on property size. No hourly rates, no surprise extras.

PropertyTypical Price Range
Studio / 1-bed flat£180 to £250
2-bed flat or house£250 to £350
3-bed house£350 to £450
4-bed house£450 to £550
5-bed+ / large HMO£550 to £750+

Carpet deep cleaning: from £40 per room on top. Oven deep clean (where extra work is needed beyond standard): from £50.

Prices vary depending on condition. A well-maintained 2-bed in Bishopston will cost less than a 2-bed student let in Gloucester Road that hasn’t been deep cleaned in three years. We’ll give you a fixed number before we start. That’s the number you pay.

Josh, our founder, is blunt about this: “If a tenant calls us and the property’s in reasonable shape, I’ll tell them they might not need us. I’d rather lose the job than charge someone for work they don’t need. But if the oven’s black and the bathroom grout’s gone orange, that’s when we earn our money.”

Bristol Student Lets: We Know the Drill

Bristol’s student areas keep us busy every June, July and September. If you’re in a shared house in any of these postcodes, we’ve almost certainly cleaned a property on your street.

Redland and Cotham (BS6): The classic Bristol student belt. Victorian terraces with high ceilings, sash windows and kitchens that have seen better days. We know these houses inside out.

Stoke Bishop and Westbury-on-Trym (BS9): Popular with University of Bristol students, especially those near the Stoke Bishop halls. Slightly newer housing stock, but the same end-of-tenancy standards.

Fishponds and Stapleton (BS16): UWE territory. Plenty of HMOs. Some of these properties get a new set of tenants every year and haven’t had a professional clean since the landlord bought them.

Gloucester Road corridor (BS7): Mix of flats above shops and terraced houses. Tight parking, narrow staircases, small kitchens that need serious attention.

Southville and Bedminster (BS3): Growing student population. Older properties with character. And limescale that could double as a geological exhibit.

We work with the University of Bristol Students’ Union and have cleaned for students from UWE, Bristol Old Vic Theatre School and City of Bristol College. If you’re a student, ask about our group booking rate for houses with four or more tenants sharing.

How We Work With Bristol Letting Agents

We’ve built relationships with letting agents and property managers across Bristol over 25 years. Here’s why they keep using us.

We clean to inventory standard. Not to “looks clean” standard. We know what Sulets checks for. We know what CJ Hole’s inventory clerks flag. We clean to pass their specific checkout process.

We offer a re-clean guarantee. If the inventory clerk flags anything we’ve cleaned, we come back and put it right. Free. No argument. This happens rarely (less than 2% of jobs), but the guarantee matters because it means the letting agent never has to chase a deposit dispute caused by our work.

We fit your timeline. Bristol tenancies often have a gap of just one or two days between outgoing and incoming tenants. We can clean a 3-bed house in a single day. For same-day or next-day bookings, call us on 07985 505061. We’ll move things around if we can.

Letting agents: if you manage multiple properties across Bristol and need a cleaning contractor you can rely on, get in touch. We offer account terms and priority booking for agents with regular turnover.

Frequently Asked Questions

How far in advance should I book an end of tenancy clean in Bristol?

A week’s notice is ideal. During peak season (June to September, when Bristol’s student lets turn over), two weeks is better. But we do take last-minute bookings. We’ve cleaned properties in Redland and Clifton with less than 24 hours’ notice. Call us and we’ll see what we can do.

Will your clean pass my letting agent’s inventory check?

That’s the whole point. We clean to the standard that Bristol inventory clerks check against, not just to the point where it looks tidy. If anything we’ve cleaned gets flagged at checkout, we come back and fix it at no charge.

Can I be in the property while you clean?

You can, but it’s quicker if you’re not. We need access to every room, every cupboard, every surface. If you’re still packing, we can work around you, but it adds time. The best setup: you move your belongings out, hand us the keys and come back when we’re done.

Do you clean carpets as part of the end of tenancy service?

Standard vacuuming and spot-treating visible marks is included. Full hot water extraction carpet cleaning is an add-on. Many Bristol letting agents require professional carpet cleaning as a lease condition, so check your tenancy agreement. If yours does, we can do both the end of tenancy clean and the carpet clean in a single visit.

We hear this a lot. Landlords and agents in Bristol sometimes lump cleaning deductions in with wear and tear, damage or pre-existing issues. We provide a detailed receipt and, if needed, timestamped photos of the property after our clean. This gives you evidence for the TDS or DPS dispute process. We can’t give legal advice, but good documentation wins most deposit disputes.

Do you cover end of tenancy cleaning in BS postcodes outside central Bristol?

Yes. We cover every BS postcode. BS1 through BS49. Properties in South Gloucestershire (BS32, BS34, BS36, BS37) and North Somerset (BS20, BS21, BS48, BS49) are within our regular service area. For anything further out, give us a call and we’ll confirm.

How long does an end of tenancy clean take?

A 1-bed flat usually takes 3 to 4 hours. A 3-bed house is typically 5 to 7 hours. A large 5-bed HMO in Redland or Fishponds can take a full day. We don’t rush it. We stay until it’s done properly.
