H1: Carpet cleaning Bristol
A landlord in Fishponds called us in January about a 3-bed rental he was turning around. The previous tenants had kept a dog and two cats for three years. The carpets smelled like a wet kennel. His letting agent told him to rip them out and replace the lot. Quote for new carpets: just over £2,800.
We cleaned and deodorised every room in a single day. Total cost to the landlord: £380. The carpets passed checkout the following week.

What Bristol Carpets Put Up With
Bristol’s a hard city on carpets. That’s not a complaint. Just a fact.
Start with the weather. Rain roughly 150 days a year means mud, moisture and grit being walked in constantly. The Downs, Ashton Court, Leigh Woods, Blaise Castle. Great for weekend walks. Not great for your hallway carpet on a Sunday afternoon.
Then there’s the housing stock. Victorian and Edwardian terraces across BS6, BS7 and BS3 tend to have narrow hallways and steep staircases. The carpet in those areas takes a hammering because every trip to the kitchen, every visitor, every delivery goes over the same 18 inches of pile.
Student lets are their own category. A four-bed shared house in Redland or Fishponds where everyone’s lived for twelve months will have carpets that look five years older than they are. Spilled drinks, ground-in food, mud from nights out on Gloucester Road. It builds up faster than most people realise.
And Bristol’s a city of pet owners. We don’t have the figures to prove it, but based on 25 years of cleaning carpets across BS postcodes, Bristol homes have more dogs and cats per square mile than anywhere else we’ve worked. Pet urine is the single hardest carpet problem to deal with properly. Most cleaning companies won’t touch it.
We do.
Our Carpet Cleaning Services in Bristol
Hot Water Extraction (Deep Cleaning)
This is our standard service. Industrial hot water extraction at temperatures domestic machines can’t reach. It pulls out dirt, allergens, dust mites and bacteria from deep in the carpet fibres, not just the surface. Ideal for annual cleans, pre-sale preparation, or getting a rental property ready for new tenants.
Carpet Stain Removal
We carry specialist spotting chemicals for different stain types: protein-based (blood, vomit, milk), tannin-based (tea, coffee, red wine), oil-based (makeup, grease, cooking oil), dye-based (ink, hair dye, curry). Each one needs a different approach. Throwing bleach at a red wine stain is how you turn one problem into two.
Carpet Repair
This is where we’re different from most carpet cleaners in Bristol. We don’t just clean. We repair. Burns from dropped cigarettes or hair straighteners. Tears from furniture legs. Iron scorch marks. Pet damage where claws have pulled the pile. We re-tuft, patch and trim so you can’t see where the damage was.
Josh, our founder, reckons carpet repair is the most underused service we offer: “People assume if there’s a burn or a tear, the whole carpet needs replacing. Nine times out of ten, we can fix it for under £100. I genuinely don’t understand why more people don’t ask.”
Upholstery Cleaning
Same equipment, same chemicals, same care. Sofas, armchairs, dining chairs, mattresses. Fabric and most synthetics. We won’t clean leather with hot water extraction (it’ll ruin it), but we can hand-clean leather furniture with specialist products. If you’re booking a carpet clean, adding upholstery to the same visit saves you a second call-out.
What Carpet Cleaning Costs in Bristol
Fixed prices. No hourly rates. No hidden charges for “heavy soiling” once we’ve started.
| Service | Typical Price |
|---|---|
| Single room carpet clean | £40 to £60 |
| Two rooms | £70 to £100 |
| Three rooms plus hallway and stairs | £120 to £180 |
| Whole house (3-bed) | £180 to £280 |
| Stain treatment (per stain) | £15 to £40 |
| Carpet repair (burn/tear) | £60 to £120 |
| Sofa (3-seater) | £60 to £90 |
| Armchair | £30 to £45 |
Prices depend on carpet type, condition and room size. A wool carpet in a Clifton townhouse needs different handling than a synthetic in a BS34 new-build. We’ll confirm a fixed price before we start any work.
Honest caveat: we’re not the cheapest carpet cleaners in Bristol. You can find someone on Gumtree with a portable machine for £15 a room. What you’ll get is a damp carpet that smells worse once it dries, because they’ve pushed dirty water in without extracting it properly. Our truck-fed machines run at 15 times the suction. The difference shows.
Bristol Rental Market: Protecting Your Deposit
Bristol rents are among the highest outside London. Deposits follow suit. A £1,400-per-month flat in Harbourside means a deposit of £1,600 or more sitting in a TDS or DPS scheme. Losing a chunk of that to carpet damage you could’ve fixed for £150 doesn’t make sense.
Here’s what we see regularly. A tenant moves out. The inventory clerk photographs carpet stains in the lounge and hallway. The landlord gets a quote from a carpet supplier: £900 to replace. The tenant disputes through TDS but loses because the damage is documented and the replacement cost is “reasonable.”
That tenant could’ve called us a week before checkout. We’d have cleaned the carpets, treated the stains and, if needed, repaired any burns or tears. Total cost: probably £120 to £200. Deposit protected.
We provide receipts and, when requested, before-and-after photographs. These carry weight in deposit disputes. TDS adjudicators like to see that the tenant made a reasonable effort to return the property in good condition.
If you’re a Bristol letting agent or landlord, we can clean carpets as part of a void turnaround or between tenancies. Regular contracts available for portfolio landlords who turn properties frequently.
Bristol Pet Owners: We’ve Seen It All
One of our regulars in Southville has three labradors. We clean her carpets every six months. After the first visit, she told us she’d been considering ripping up the carpets and going with hard floors throughout. That was four years ago. The carpets are still down and still looking good.
Pet hair removal is straightforward for us. Pet odour is harder. Urine that’s soaked through the carpet into the underlay needs more than surface cleaning. We use enzyme-based treatments that break down the uric acid crystals, not just mask the smell. For bad cases, we’ll lift the carpet, treat the underlay separately, and clean the subfloor beneath.
Commercial filter: if your pet has had repeated accidents in the same spot over months and the underlay is saturated, sometimes replacement of the underlay is the honest answer. We’ll tell you that. We won’t charge you for a clean that’s going to fail in a week.
Student Housing Carpets
Bristol’s student accommodation takes more punishment per square metre than any other type of property we clean. That’s just how it works when four or five people share a house for a year.
BS6 (Redland, Cotham): The student heartland. We’ve cleaned carpets in terrace houses on Hampton Road, Cromwell Road, and all along the streets between Whiteladies Road and Gloucester Road. These properties often haven’t had a professional carpet clean since the last tenancy, sometimes longer.
BS16 (Fishponds, Stapleton): UWE students. Lots of HMOs with high tenant turnover. The carpets in communal areas take the worst of it.
BS7 (Bishopston, Horfield): Mix of students and young professionals. Flats above shops on Gloucester Road are notoriously tricky to access. Narrow stairs, tight corners. We’ve done enough of them to know which ones need the compact equipment.
If you’re a student leaving a shared house and your group wants to split the cost of a carpet clean, call us. We’ll give you a single price for the whole property and you sort out the split between you.

Frequently Asked Questions
How long does carpet cleaning take to dry in Bristol?
With our equipment, 4 to 6 hours in summer, 6 to 10 hours in winter. Bristol’s humidity slows drying, especially in older properties without great ventilation. We leave air movers if needed. Open windows help. Most people book in the morning and have dry carpets by bedtime.
Can you remove pet urine smell from carpets?
Yes, but it depends how long it’s been there and how deep it’s gone. Fresh accidents respond well to enzyme treatment and extraction. Urine that’s been sitting in underlay for months is harder. We’ll be honest with you about what we can achieve. Sometimes we can save the carpet but the underlay needs replacing. That’s still cheaper than new carpets throughout.
Do I need carpet cleaning before my end of tenancy checkout in Bristol?
Check your tenancy agreement. Many Bristol letting agents, including CJ Hole, Ocean and Andrews, require professional carpet cleaning as a condition of the lease. Even if yours doesn’t specify it, a professional clean protects your deposit. We can provide a dated receipt for your checkout file.
Is it worth cleaning old carpets or should I just replace them?
If the carpet backing is intact and the pile isn’t worn through, cleaning is almost always worth it. We’ve brought 15-year-old carpets back to life in properties across Clifton, Bishopston and Bedminster. The only time we’d suggest replacement is when the backing’s degraded, the underlay’s shot, or the pile’s worn bald in traffic areas.
How often should I get my carpets professionally cleaned?
For a typical Bristol household: once a year. With pets: every six months. With kids and pets: every four to six months. High-traffic rental properties: between every tenancy. Allergy sufferers notice the biggest difference. Dust mites, pet dander and pollen trapped in carpet fibres are a year-round problem in Bristol.
Can you clean carpets in flats above shops on Gloucester Road?
We’ve done dozens of them. Yes, the access is awkward. Narrow communal stairs, tight landings, no lift. We carry compact extraction units for exactly this situation. Same cleaning power, smaller footprint. No extra charge for difficult access.
