Reducing Void Periods: How Fast Turnaround Saves Landlords Thousands

An empty property earns nothing. That’s obvious. What’s less obvious is how quickly those empty days add up into serious money.

I’ve worked with Bristol landlords and letting agents for 25 years. The ones who stay profitable aren’t necessarily the ones with the nicest properties. They’re the ones who’ve figured out how to turn properties around fast between tenants.

The Cost of Voids

Let’s put real numbers on this.

Average monthly rent in Bristol currently sits around £1,200-1,800 depending on the area and property type. A two-bed flat in BS1 or BS2 might hit £1,400. A three-bed house in BS7 could be £1,600. Family homes in BS9 push over £2,000.

Every day that property sits empty costs you £40-60. A week costs £280-420. A month costs the full rental amount plus your mortgage, insurance, and council tax keep ticking.

Now add opportunity cost. While you’re waiting for one property to be ready, you can’t show it to potential tenants. Good tenants move fast in Bristol’s rental market. If your property isn’t ready when they’re looking, they’ll take something else.

A two-week void that could have been five days costs you roughly £360-540 in lost rent. Do that across multiple properties or several turnarounds a year and you’re looking at thousands.

The maths is simple. Speed saves money.

How Fast Cleaning Reduces Void Periods

Most void periods break down like this:

  • Tenant moves out: Day 0
  • Inspection and checkout: Day 1-3
  • Cleaning: Day 3-7 (or 7-14 if you’re using unreliable cleaners or trying to coordinate multiple trades)
  • Any maintenance or decoration: overlapping or after cleaning
  • Marketing photos and viewings: once property is presentable
  • New tenant moves in: variable

The cleaning stage is where we see the biggest variation. Some landlords wait days to arrange a cleaner. The cleaner turns up, does a surface-level job, and the property fails the letting agent’s standard. Another clean is booked. More days lost.

We work differently.

Same-day or next-day response. You call us the day the tenant moves out. We can often attend the same day for an assessment and start work next morning. No waiting around for quotes and callbacks.

One visit, job done. We bring enough people and enough equipment to complete the job in a single visit. A standard two-bed flat takes our team 4-6 hours. A three-bed house, 6-8 hours. We don’t come back three times to finish.

We know the standard. After 25 years working with Bristol letting agents, we know exactly what’s needed to pass a professional checkout inspection. We clean to that standard every time. No callbacks. No failed inspections.

We flag issues immediately. During our clean, if we find maintenance problems - broken extractor fans, mould forming, damaged flooring - we tell you straight away. That gives your maintenance team a head start instead of discovering problems after the clean is finished.

Honestly, the biggest time-killer in void turnarounds isn’t the cleaning itself. It’s poor coordination. Waiting for quotes. Cleaners who don’t turn up. Jobs that need redoing. That’s dead time you’re paying for.

What to Include in a Void Clean

A proper void clean goes well beyond a domestic tidy-up. Here’s what we cover.

Kitchen:

  • All appliances cleaned inside and out (oven, hob, extractor, fridge, freezer, washing machine, dishwasher)
  • All cupboards and drawers cleaned inside
  • Worktops, splashbacks, and tiling cleaned and degreased
  • Sink and taps descaled and polished
  • Floor thoroughly cleaned including edges and under kickboards

Bathroom(s):

  • All sanitaryware deep cleaned and descaled
  • Tile grout cleaned or treated
  • Shower screen or curtain cleaned or replaced
  • Extractor fan cleaned
  • Silicone seals checked and cleaned (we flag any that need replacing)
  • Floor cleaned including behind toilet

All rooms:

  • Windows cleaned inside (outside if accessible)
  • All woodwork wiped down - skirting, architraves, door frames, doors
  • Light switches and sockets wiped
  • Radiators cleaned including behind
  • Carpet cleaned or hard floors mopped
  • Walls spot-cleaned for marks and scuffs
  • Curtain rails and blinds dusted or cleaned

General:

  • All light fittings cleaned
  • Loft hatch area checked
  • Any tenant-left items removed (we’ll confirm disposal with you)
  • Meter readings photographed
  • We note any damage for your records

Additional services we often combine:

  • Carpet deep cleaning (hot water extraction)
  • External areas (paths, patios, bin stores)
  • Garden clearance if overgrown
  • Rubbish and fly-tipping removal

A void clean from us costs £250-600 for a standard property, depending on size and condition. Carpet cleaning adds £80-200. Compare that to the daily cost of an empty property and it’s an obvious investment.

Building a Reliable Process

The landlords and agents who turn properties fastest have a system. Same steps, every time, no gaps.

1. Book your cleaner before the tenant leaves. We take provisional bookings based on expected move-out dates. The moment the tenant hands back keys, we’re ready to go.

2. Combine inspection with cleaning. If your checkout clerk can attend the morning we clean, we can address any issues flagged during the checkout on the same day. This eliminates the gap between inspection and action.

3. Have your maintenance contacts ready. If we find a broken hinge, a cracked tile, or a faulty extractor during our clean, can you get someone there within a day? The best landlords have trusted tradespeople on speed dial. We’re happy to coordinate with your contractors on site.

4. Marketing photos the same day. Once we’re finished, the property is photo-ready. Have your photographer or agent booked for that afternoon or the following morning. Don’t let a clean, empty property sit for a week before listing it.

5. Review after every turnaround. How many days from keys back to new tenant moving in? Track it. Look for patterns. Which properties take longest? Why? What can you tighten?

We work regularly with several Bristol letting agents who’ve got this down to a fine art. Keys back Monday, our team in Tuesday morning, property listed Tuesday evening, viewings Wednesday. Best case, new tenant agreed within a week.

Not every turnaround is that smooth. Badly treated properties need more work. Properties that need decorating or maintenance add days. But having the cleaning stage locked down tight means one less thing slowing the process.

What About Problem Properties?

Standard voids are straightforward. But some properties come back in a state that goes beyond normal cleaning.

Heavy smoking. Pet damage. Hoarding. Unreported leaks causing mould. Deliberate damage.

These need specialist treatment, not just a void clean. We handle both. A property that needs mould remediation, deep odour treatment, or biohazard cleaning gets a different team and a different timeline, but the principle is the same - fast response, clear communication, get it done.

If you’re dealing with a property that needs more than a standard clean, call us. We’ll tell you honestly what’s required and how long it’ll take.
