Nobody’s at their best when they’re dealing with probate. You’ve lost someone, you’re drowning in paperwork, and now there’s a house full of belongings that needs sorting. I’ve helped hundreds of families through this over 25 years, and I want to share what I’ve learned.

This isn’t a sales pitch. It’s the stuff I wish someone had told me the first time I walked into a probate clearance.

When to Arrange a Probate House Clearance

Timing matters more than people think.

The general rule: wait until you have the grant of probate. That legal document confirms who has authority to deal with the estate. Without it, you’re technically not authorised to dispose of assets. And yes, a wardrobe full of clothes counts as assets in legal terms.

There are exceptions. If the property’s at risk, say from damp, break-ins, or a burst pipe, you can take reasonable steps to protect it. Securing the property and removing perishable items is fine. But clearing it out completely? Wait for the paperwork.

Some practical timing points:

  • Before probate is granted: Secure the property. Remove perishable food. Redirect post. Check insurance is valid on an empty property, because most policies lapse after 30 days unoccupied.
  • After probate is granted: You’re free to arrange the full clearance.
  • If there’s a will dispute: Hold off. Seriously. I’ve seen clearances halted midway because a family member raised an objection. That’s a mess nobody wants.

One thing that catches people out in Bristol: if the property’s in a residents’ parking zone, like parts of Redland or Cotham, you’ll need to sort permits for the clearance van. Council parking enforcement don’t care about your circumstances. They’ll ticket you.

What a Probate House Clearance Involves

It’s not just turning up with a van and emptying rooms.

A proper probate clearance has stages. First, there’s the walkthrough. We go through the property room by room with whoever’s managing the estate. That’s where you flag anything that needs keeping, anything going to family members, anything for valuation.

Property size is the biggest factor:

  • Small flat or bedsit: £500-£800
  • 1-2 bed property: £800-£1,500
  • 3 bed semi: £1,200-£2,500
  • 4+ bed or large detached: £2,000-£3,000+

Other cost factors:

  • How full the property is. A minimalist’s flat vs a lifetime collector’s house are different jobs entirely
  • Access. Narrow streets, upstairs flats with no lift, long garden paths, all add time
  • Special disposal needs. Paint, chemicals, old medications, asbestos items. These cost more to dispose of legally
  • Urgency. If you need it done in 48 hours because exchange is imminent, expect a premium
  • Location. Properties further from disposal sites cost more in transport

What should be included in the price:

  • All labour
  • Van and transport
  • Responsible disposal with waste transfer notes
  • Recycling where possible
  • Basic sweep-through after clearance

What shouldn’t be extra:

  • Turning up and finding more stuff than expected shouldn’t double the bill. A reputable company does a proper survey first

Red flag: any company that quotes without visiting the property is guessing. And that guess will always go up on the day.

Combining Clearance with Deep Clean

This is something we get asked about a lot, and it makes complete sense.

Once a property’s cleared, it almost always needs a deep clean before it goes on the market or gets rented out. Dust everywhere. Marks on walls where furniture sat for years. Carpets that haven’t been cleaned in a decade. Kitchen cupboards with years of grime.

Booking clearance and deep clean together saves you:

  • Time. One company, one schedule. We can often do both in the same visit for smaller properties.

For estate agents, a clean and empty property photographs better, shows better, and sells faster. It’s worth the investment.

What to Do Before the Clearance Team Arrives

A few things to sort beforehand:

  1. Go through the property yourself first if you can. Take anything with obvious sentimental value.
  2. Check with all family members. The time to claim Nan’s china set is before we arrive, not after.
  3. Gather any paperwork you’ve already identified as important.
  4. Let the neighbours know. They’ll see a van and people carrying things out. A quick word avoids awkward questions.
  5. Make sure we can access everything. Locked sheds, padlocked garages, loft hatches that need a specific ladder.
