I’ve been quoting house clearances for 25 years. The most common question I get is “how much?” And the honest answer is always “it depends.” But that’s not helpful when you’re trying to budget, so here are the real numbers.
These are based on what we charge in the Bristol area and what I know the industry charges nationally. Your area might vary, but these ranges hold true for most of England and Wales.
Price Ranges by Property Size
Let’s start with the numbers everyone wants.
Single room clearance: £150-£400
A bedroom, living room, or garage on its own. Price depends on how packed it is. A bedroom with a bed, wardrobe, and a few boxes? Lower end. A garage stuffed floor to ceiling with 20 years of accumulated stuff? Top end or beyond.
1-bed flat: £300-£800
Most one-bed clearances come in around £400-£600. Smaller flats in Bristol city centre sometimes cost more because of access. No lift, narrow staircase, no parking outside. All that adds time.
2-bed property: £500-£1,500
The sweet spot for most clearances. A typical 2-bed semi or terraced house with average contents runs £700-£1,000. The range stretches because some 2-beds are practically empty and others are bursting.
3-bed property: £800-£2,500
This is where it gets variable. A 3-bed in Southmead with normal contents is a different job to a 3-bed Victorian terrace in Clifton where every room is full and there’s a cellar packed with antiques. Most land between £1,000 and £1,800.
4+ bed property: £1,500-£4,000+
Large family homes, period properties, anything with outbuildings. These are full-day jobs, sometimes two days. Gardens, garages, sheds, lofts, cellars. It adds up fast.
What Affects the Price
Size matters, but it’s not everything. Here’s what actually moves the needle.
Volume of contents. The biggest single factor. Two identical houses can cost completely different amounts depending on how much stuff is inside. We quote based on what needs removing, not square footage.
Access. Ground floor with a driveway right outside? Easy. Third-floor flat on a steep Bristol hill with permit parking only? That’s more time, more effort, more cost. Properties near the Harbourside or in the old parts of Bedminster can be tricky for van access.
Type of items. Standard furniture and household goods are straightforward. But mattresses have disposal costs. Fridges and freezers need degassing. Paint, chemicals, and anything hazardous costs more. Pianos are a job in themselves.
Disposal costs. Landfill gate fees have gone up year on year. In 2026, we’re paying significantly more per tonne than we were even three years ago. That feeds into pricing.
Recycling and donation. A good clearance company will recycle and donate where possible. That can actually bring costs down because diverting from landfill is cheaper.
Location. Companies charge based on travel time and distance to disposal sites. Bristol’s pretty well served, but rural properties in North Somerset or South Gloucestershire add miles.
Urgency. Need it done this week? That premium exists because we’re reorganising other bookings to fit you in.
What Should Be Included
When you get a quote, make sure these are covered. Don’t assume.
- All labour. No surprise charges for extra people on the day.
- Transport. The van, the fuel, the lot.
- Loading. Everything gets carried out and loaded. You shouldn’t have to lift a finger.
- Disposal fees. Landfill costs, recycling centre fees, all included.
- Waste transfer notes. Legal proof your waste was disposed of properly. If a company can’t provide these, walk away.
- Basic cleaning. A quick sweep-through once empty. Not a deep clean, but the property shouldn’t be left filthy.
Honestly, I’ve seen quotes from competitors that look cheap until you read the small print. “Disposal fees not included” is the classic one. That can add hundreds.
Red Flags in Cheap Quotes
Cheap isn’t always cheerful. Here’s what to watch for.
No site visit. Any company quoting over the phone without seeing the property is either wildly optimistic or planning to increase the price on the day. We always visit first. It’s the only way to quote accurately.
No waste carrier licence. Check. It takes 30 seconds on the Environment Agency website. Unlicensed operators can dump your waste illegally, and guess who the council comes after? You. The householder is ultimately liable.
Way below market rate. If everyone else quotes £1,200 and someone says £400, something’s wrong. They’ll either bump the price up on the day, do a half-job, or fly-tip your belongings in a lay-by.
No insurance. We carry £2 million in insurance. That covers damage to the property, injury, and liability. A bloke with a van and no insurance is a risk you don’t need.
Payment upfront in full. A deposit is normal. Full payment before the job? No. You’ve got no comeback if they don’t finish or don’t turn up.
Vague quotes. “It’ll be about a grand, give or take.” That’s not a quote. That’s a guess. Get it in writing with a breakdown.
No recycling policy. If they can’t tell you what happens to the items, it’s probably all going to landfill. Or worse.
How to Get the Best Value
You don’t need the cheapest quote. You need the right one.
- Get three quotes minimum. Compare like for like.
- Be there for the survey. Walk through with the company and point out everything.
- Remove anything you want to keep before the clearance.

- Check reviews. Google, Trustpilot, wherever. Past customers tell you more than any brochure.
- Ask about their recycling rate. A company that recycles well is usually more professional across the board.
