Nobody wants to Google this. If you’re reading this page, you or someone you care about is dealing with a difficult situation. So I’ll give you the numbers straight, then explain what affects them.
We’ve handled hoarding cleanups across Bristol and the wider South West for over two decades. Costs vary significantly depending on severity, property size, and what’s involved. Here’s the honest breakdown.
Cost by Severity Level
Hoarding is classified on a 5-level scale, from minor clutter to severe crisis conditions. If you’re not sure where your situation falls, read our guide to the 5 levels of hoarding.
Level 1 to 2: Light to Noticeable Hoarding
Typical cost: 500 to 2,000 pounds
Clutter throughout the home but rooms are still functional. Doorways accessible. No structural concerns. Some hygiene issues but nothing hazardous.
At this level, we’re mainly clearing, sorting, and deep cleaning. One or two team members for one to three days. This is where early intervention saves money.
Level 3: Significant Hoarding
Typical cost: 2,000 to 5,000 pounds
At least one room is unusable. Clutter affecting daily life. Possible odour issues, light pest activity, or appliances blocked. Pathways through rooms are narrow.
This requires a larger team, usually three to four people, working for two to five days. Often includes pest treatment, deep cleaning, and some waste removal requiring specialist disposal.
Level 4 to 5: Serious to Severe Hoarding
Typical cost: 5,000 to 15,000 pounds or more
Multiple rooms unusable. Structural concerns possible. Biohazard materials. Pest infestation. Blocked exits creating fire risk. Possible human waste, rotting food, or animal waste contamination.
These jobs need specialist teams with PPE, biohazard training, and sometimes structural assessment. Duration is typically one to three weeks. Waste disposal costs alone can reach thousands.
The most expensive job we’ve done was just over 18,000 pounds for a three-bedroom property in south Bristol. That included full biohazard treatment, pest control, structural repairs, and 14 skip loads of waste. That’s an extreme case, but it happens.
What Affects the Price
No two hoarding jobs are the same. Here’s what moves the number up or down.
Property size. A one-bedroom flat is less work than a four-bedroom house with garage and loft. Obvious, but the cost difference is significant.
Volume of items. More stuff means more labour hours and more skip hire. A level 3 hoard in a small flat might cost less than a level 2 hoard in a large house simply because of volume.
Biohazard contamination. Human waste, animal waste, rotting food, dead animals, needles. Any biohazard material requires specialist handling, PPE, and disposal. This adds cost but it’s non-negotiable. Safety comes first.
Pest infestation. Rats, mice, cockroaches, fleas, flies. Pest treatment is often needed before or during the cleanup. We work with licensed pest controllers.
Structural damage. Damp, mould, floor damage from weight of items, damaged plumbing. We can’t fix structural problems but we need to work around them, which takes longer.
Access. Upper floor flats with no lift. Narrow stairways. Properties with no front access for waste removal. All of these slow the job down.
Sorting requirements. If items need sorting rather than bulk removal, it takes much longer. Some clients need us to check for valuables, documents, or sentimental items. We always offer this but it increases labour hours.
Waste disposal type. General waste, hazardous waste, electrical items, chemicals, medications. Different waste streams have different disposal costs. We handle it all legally and provide waste transfer notes.
What’s Included in Our Price
When we quote a hoarding cleanup, the price covers everything. No hidden extras. Here’s what you get.
Initial assessment. We visit the property, assess the situation, and provide a fixed quote. The assessment is free. If the person living there is anxious about visitors, we can do the initial assessment from photos and video, then confirm in person.
Labour. All team members, for however long the job takes. Our quotes are fixed price, not hourly.
PPE and equipment. Protective gear, cleaning equipment, sanitising products. All included.
Waste removal and disposal. Skips, waste collection, proper disposal at licensed facilities. All waste transfer documentation provided.
Cleaning. Once items are removed, the property gets a full deep clean. Walls, floors, kitchens, bathrooms. Everything. For more on what this involves, see our deep cleaning service.
Sanitising and deodorising. Anti-microbial treatment throughout. Odour neutralising where needed.
What’s NOT included: pest control (we arrange this separately with a licensed contractor), structural repairs, and replacement of fixtures or fittings. We’ll flag anything that needs specialist attention.
Who Pays for Hoarding Cleanup
This is a question families ask us often.
Self-funded. Most private hoarding cleanups are paid for by the person living in the property or their family. We offer payment plans for larger jobs because we know these costs aren’t easy to find all at once.
Council-funded. When a council intervenes, they sometimes fund the cleanup. This varies by local authority. Bristol City Council has a multi-agency approach to hoarding cases. Housing association-funded. Social landlords often fund cleanups for their tenants, especially when the property condition breaches tenancy terms. We work with several housing associations across the Bristol area.
Insurance. Standard home insurance rarely covers hoarding cleanup. Some contents policies might cover specific damage resulting from hoarding, like water damage from blocked plumbing, but the cleanup itself is usually excluded.
Environmental Health enforcement. In severe cases where the council issues a legal notice, the property owner may be required to pay for cleanup or the council carries out the work and recovers costs. This is a last resort.
