I’ll give you the short version first. End of tenancy cleaning in Bristol costs between £150 and £600, depending on the size of your property and the state you’ve left it in. That’s the honest range. Anyone quoting £89 for a three-bed is either cutting corners or about to hit you with add-ons.

So let me walk you through exactly what you should be paying, what you’re getting for that money, and how to keep hold of your deposit.
End of Tenancy Cleaning Costs in Bristol
Prices vary by property size, condition, and whether you need extras like oven cleaning or carpet cleaning. Here’s what you’ll typically pay in 2026.
Studio or one-bed flat: £150 to £250
Most studio cleans come in around the £180 mark. A one-bed takes two cleaners about three to four hours. If the property is in decent shape and you’ve kept on top of things during the tenancy, you’ll be at the lower end.
Two-bedroom property: £200 to £350
This is our most common booking. A standard two-bed end of tenancy clean runs about £250 to £280. That’s with oven cleaning included. Without the oven, knock off forty quid or so.
Three-bedroom property: £300 to £450
Three-bed houses take a full day for a two-person team. The price depends heavily on the kitchen and bathrooms. A three-bed with one bathroom costs less than a three-bed with an en suite and a family bathroom. Obvious, but worth saying.
Four-bedroom property and larger: £400 to £600+
Bigger properties take longer. Simple as that. A four-bed detached in Henleaze with three bathrooms is a very different job to a four-bed terrace in Bedminster with one. We’ve quoted up to £800 for large properties that needed serious attention, but most four-beds land between £450 and £550.
What pushes the price up?
Pets. Smokers. Grease build-up in the kitchen. Limescale in the bathroom. And leaving it too late. If you book a week before your move-out date, you’ll have more options than if you ring us the night before.
What’s Included in End of Tenancy Cleaning
A proper end of tenancy clean covers everything a letting agent or landlord will check during the final inspection. Here’s what should be included as standard.
Kitchen. All surfaces wiped down. Inside and outside of cupboards. Worktops. Splashback. Sink and taps descaled. Extractor fan and filter cleaned. Hob cleaned. Fridge and freezer defrosted and cleaned inside and out.
Bathroom. Toilet cleaned inside, outside, behind, around the base. Bath and shower scrubbed, including grouting. Tiles descaled. Shower screen or curtain rail cleaned. Mirror polished. Sink and taps. Extractor fan.
All rooms. Skirting boards wiped. Light switches and sockets wiped. Doors and door frames. Window sills and frames (inside). Radiators. Light fittings dusted. Walls spot-cleaned for marks and scuffs. Plug sockets.
Floors. Vacuumed and mopped throughout. Edges done properly, not just the middle of the room.

What’s NOT Included (and Why It Matters)
This catches people out. A standard end of tenancy clean does not usually include:
- Professional oven cleaning. Some companies include it, some charge extra. At BCH, we include basic oven cleaning, but a full specialist oven deep clean with caustic dip is an add-on. Around £50 to £75.
- Carpet cleaning. Hot water extraction carpet cleaning is separate. Budget £30 to £50 per room. If your carpets have stains, it’s worth doing. Letting agents notice carpets.
- Window cleaning (external). We clean the insides of windows as standard. Outside is extra and usually not required unless your tenancy agreement says otherwise.
- Garden or outside areas. Not part of a standard clean. If you need patio or garden clearance, that’s a separate job.
- Mould removal. If there’s mould in the bathroom or bedroom, that needs specialist treatment. A standard clean won’t sort it.
Honestly, the biggest arguments about end of tenancy cleaning come from mismatched expectations. The tenant thinks everything’s included. The cleaning company thought the oven was extra. Get it in writing before you book.
How End of Tenancy Cleaning Protects Your Deposit
Your deposit is sitting with one of three government-backed schemes: TDS, MyDeposits, or DPS. Your landlord can only make deductions for specific, evidenced reasons. Cleaning is one of the most common.
Here’s the thing. If you return the property in a worse state than when you moved in (allowing for fair wear and tear), your landlord can claim from your deposit. A professional end of tenancy clean gives you two things:
- A properly cleaned property that meets the inventory standard.
- A receipt and guarantee that proves you had it professionally cleaned.
That receipt matters. If your landlord tries to deduct £400 for cleaning and you can show you paid a professional company to do it, you’re in a much stronger position to challenge the deduction. Most deposit dispute adjudicators will side with the tenant who has a receipt over one who says “I cleaned it myself.”

Sometimes a standard end of tenancy clean won’t cut it. Here’s when you need to step things up.
You’ve lived there for three years or more. Grease builds up. Limescale builds up. That “light clean every week” hasn’t touched the oven interior or the grouting since you moved in. A deep clean takes longer and costs more, but it’s what the inventory will demand.
There are pets. Hair gets everywhere. Into carpets, behind radiators, into extractor fans. Pet odour lingers. If you’ve had a dog or cat, you almost certainly need carpet cleaning on top of the standard clean.
You’re a smoker. Nicotine stains walls and ceilings. It discolours paintwork. The smell gets into soft furnishings. If you’ve smoked inside, be upfront about it. We can deal with it, but we need to know before we quote.
The property has hard water damage. Bristol’s water is hard. Very hard. Around Southmead, where we’re based on the BS10 side of the city, and right across north Bristol, you’ll see limescale on every tap, every shower screen, every toilet. Standard cleaning products barely touch it. We use specialist descalers that actually work.

How to Save Money on End of Tenancy Cleaning
A few practical tips.
Do what you can yourself first. Clear out all your belongings. Take everything off the walls. Empty the cupboards completely. The less we have to move, the faster we work, the less it costs. Our end of tenancy cleaning checklist shows you what you can tackle yourself.
Book early. End of month is our busiest time. Everyone moves at the same time. Book two weeks ahead and you’ll have more flexibility on timing and price.
Bundle services. If you need oven cleaning, carpet cleaning, and the end of tenancy clean, booking them together is cheaper than three separate companies.
Be honest about the condition. If we turn up expecting a standard clean and find a property that needs a deep clean, it takes longer and costs more. Tell us upfront. We won’t judge. We’ve seen everything.
Don’t try to save money by skipping it. This sounds counterintuitive, but I’ve seen it hundreds of times. Tenant tries to save £250 by cleaning it themselves. Fails the inventory.
