Nobody budgets for this. You don’t buy a rental property thinking “I’d better set aside fifteen grand for drug lab decontamination.” But when it happens, you need to know what you’re facing.

I’ve been quoting and completing drug lab cleanups for over two decades. The costs vary massively depending on what was manufactured, how long the operation ran, and how much damage it caused. Here are real numbers from real jobs.

Cost Ranges

Single room cannabis grow: £1,000-3,000

This is the simplest scenario. One bedroom converted with a tent or small setup. Limited mould damage. Basic electrical modifications.

At this level, you’re paying for mould treatment, chemical decontamination of surfaces, odour removal, and waste disposal. It’s a one to two day job for a two-person team.

We completed one in Southville last year. Spare bedroom, maybe 20 plants. Caught early because the landlord did quarterly inspections. Total cleanup cost was £1,800. That’s about as cheap as it gets.

Multiple room operation: £3,000-8,000

Two to four rooms converted. More extensive mould. More chemical contamination. Probably some structural modifications - holes through walls, loft boarding, ducting through the roof.

This takes 3-5 days. The cost increase comes from larger contaminated areas, more waste to dispose of, longer ozone treatment times, and often the need to remove plaster from heavily affected walls.

Whole property conversion: £8,000-15,000+

Every room converted. The property was essentially a factory. Severe mould throughout. Major electrical tampering. Structural modifications. Water damage to multiple floors.

These jobs take 1-2 weeks minimum. We’ll have a team of 3-4 on site. Large volumes of hazardous waste. Extensive surface decontamination. Multiple rounds of ozone treatment.

The “plus” on that £15,000 is important. We’ve quoted over £20,000 for particularly bad properties where contamination had penetrated deep into the building fabric and structural elements needed treatment.

Methamphetamine lab: £10,000-30,000+

Meth labs are in a different category entirely. The chemical contamination is more severe, more dangerous, and harder to remove than cannabis farm residue.

Decontaminating a meth lab often requires removing and replacing plasterboard, treating or replacing timber framing, deep cleaning or replacing the entire HVAC system, and multiple rounds of testing to verify clearance.

We work with specialist meth decontamination products imported from Australia where they’ve been dealing with this problem for much longer than the UK. The testing alone costs £500-1,500 per round, and you typically need pre-treatment and post-treatment testing at minimum.

Honestly, some meth-contaminated properties cost more to decontaminate than they’re worth on the rental market. That’s a difficult conversation to have with a landlord, but sometimes it’s the reality.

What’s Included in Our Prices

When we quote for drug lab cleanup, this is what you’re getting.

Assessment and testing. Initial inspection, contamination testing (surface swabs and air quality), photographic documentation, written assessment report. This alone costs £300-600 depending on the property size.

Hazardous waste removal and disposal. All contaminated soft furnishings, carpets, and materials removed and disposed of through licensed hazardous waste carriers. Waste transfer documentation provided.

Mould remediation. Professional mould treatment using HEPA-filtered air scrubbers, specialist biocides, and anti-fungal treatments. Removal of contaminated plaster where necessary.

Chemical decontamination. All surfaces cleaned with specialist decontamination agents matched to the specific contaminants found during testing.

Odour removal. Industrial ozone treatment and thermal fogging. Typically 24-48 hours for cannabis farms, longer for meth labs.

Post-treatment testing. Surface swabs and air quality testing after decontamination to verify safe levels. Written clearance certificate.

Documentation. Full report package suitable for insurance claims, including before and after photos, test results, waste transfer notes, and clearance certificates.

Additional Costs You Need to Plan For

Our cleanup gets the property to a safe, decontaminated state. But there’s usually more work needed before it’s lettable again.

Electrical rewiring: £3,000-8,000. Almost every cannabis farm requires partial or complete rewiring. Growers butcher the electrical system. An EICR (Electrical Installation Condition Report) is essential before reletting. Budget for a rewire.

Plastering: £1,500-5,000. If we’ve had to strip contaminated plaster back to brick (common in badly affected rooms), you’ll need re-plastering throughout.

Structural repairs: £2,000-10,000+. Holes through walls, modified loft structures, damaged joists from water exposure, compromised floors. A structural engineer’s report might be needed for badly modified properties. Bristol City Council’s building control team may need to sign off repairs.

Decoration: £2,000-5,000. Full redecoration after all remedial work is complete.

Flooring: £1,500-4,000. New carpets, laminate, or vinyl throughout. The old flooring is almost always beyond saving.

Plumbing: £500-2,000. Repairing modified plumbing, fixing damaged bathrooms, reconnecting removed radiators.

Total reinstatement example. A three-bedroom terraced house used as a full cannabis farm in BS5.

That’s a realistic total. Not worst case. Not best case. Realistic.

Recovering Costs

Insurance. This is your primary route. Landlord insurance policies typically cover malicious damage by tenants. Cannabis farm damage falls under this heading.

Key points for a successful claim:

  • Report promptly (within the timeframe your policy requires)
  • Document everything thoroughly (our reports help with this)
  • Keep all invoices and receipts
  • Provide the police incident number
  • Demonstrate you conducted regular inspections

Some policies have excess amounts of £1,000-2,500 for malicious damage claims. Check your policy.

Tenant deposits. The deposit will cover a fraction of the cost. Maximum deposit is 5 weeks’ rent under current regulations. On a property renting at £1,200 per month, that’s roughly £1,385. Against a £25,000 reinstatement bill, it barely touches the sides.

Civil action against the tenant. You can pursue the tenant through the courts for damages. Realistically, if they’ve been convicted of cannabis cultivation, they’re unlikely to have the means to pay a five-figure damages claim. It’s worth exploring with your solicitor, but don’t bank on recovery.

Criminal compensation orders. If the tenant is convicted, the court can order them to pay compensation as part of sentencing. Again, collection is the challenge.

Local authority grants. Some councils offer grants or loans for bringing empty properties back into use. If your property has been empty during cleanup, check with Bristol City Council’s Empty Homes team.
