Carpet Repair vs Replacement: How to Save Hundreds
Last month a landlord in Horfield called me, ready to replace the entire living room carpet in a rental property. His quote? Just under 900 quid, fitted.
The actual damage was a cigarette burn the size of a 10p coin and a bleach splash near the bathroom door.
We repaired both for 120 pounds. Same carpet, invisible fixes, done in under two hours.
This happens all the time. People assume damage means replacement. It doesn’t.
Damage That CAN Be Repaired
You’d be surprised what’s fixable.
Burns
Cigarette burns, iron marks, hair straightener drops. If the burn hasn’t melted through to the backing, we can often trim the damaged fibre tips and re-tuft the area. Deeper burns need a patch repair. We cut out the damaged section and splice in a matching piece, usually taken from a hidden area like inside a wardrobe.
The join is invisible if it’s done properly. We match the pile direction and secure the patch with seam tape and adhesive. Nobody will know it’s there.
Tears and Rips
Furniture dragging, pet claws, caught hoovers. Tears along a seam are the easiest to fix. We re-seam using professional iron-on tape and seam adhesive.
Mid-carpet tears need patch repair. Same technique as burns. Cut, splice, secure.
Bleach Spots
These aren’t stains. The colour has been stripped out. But we can fix them.
Carpet dyeing matches the original colour and applies it to the bleached area. It’s permanent and the colour won’t wash out with cleaning. We carry a range of dyes and can mix to match most carpet colours on site.

Stretching and Rippling
Carpet develops wrinkles and ridges over time, especially in larger rooms or where it wasn’t fitted tightly enough. This is a trip hazard and it gets worse if you leave it.
We re-stretch using a power stretcher. The carpet is pulled tight and re-secured to the gripper rods around the room. Takes a couple of hours for an average room and the carpet looks like it was just fitted.
Fraying Edges
Doorway transitions and room edges fray when the binding comes loose. We re-bind or re-whip edges, or fit proper metal transition strips. Quick job.
When Replacement Is the Only Option
Some damage is beyond repair. I’ll always be straight with you about this.
Widespread water damage with mould. If the backing and underlay have gone mouldy, the carpet needs to go. No amount of cleaning fixes mould-damaged backing. It’s a health issue.
Extensive pet urine contamination. When urine has saturated large areas of underlay and subfloor, patching isn’t practical. Read our pet urine removal guide to understand why this contamination runs so deep.
Major flood damage. Sewage-contaminated carpets are a biohazard. Category 3 water damage means replacement. No exceptions.
Carpet that’s simply worn out. If the pile is flat, the backing is breaking down, and there’s more bare patch than carpet, it’s time for a new one. A carpet past its life is past its life.
Large area damage. If more than about 30% of the carpet is damaged, repair costs start approaching replacement costs. At that point, new carpet makes more sense.

Replacement Costs
- Budget carpet supply and fit, average room: 300 to 500 pounds
- Mid-range carpet supply and fit: 500 to 800 pounds
- Quality carpet supply and fit: 800 to 1,200 pounds plus
- Stairs: add 200 to 400 pounds
Those replacement prices don’t include furniture moving, underlay replacement, or disposal of the old carpet. The real cost is usually higher than the initial quote.
Repair saves most people between 200 and 700 pounds. For landlords with multiple properties, the savings add up fast.
The BCH Repair Process
Here’s exactly what happens when you call us for carpet repair.
Assessment. We look at the damage and tell you honestly whether repair will work. We’ll show you examples of similar repairs we’ve done. If we think replacement is the better option, we’ll say so. There’s no point doing a repair that won’t last or won’t look right.
Donor carpet. For patch repairs, we need matching carpet. Best case, there’s leftover carpet from the original fitting stored somewhere. Failing that, we take a small piece from a hidden area. Under a heavy piece of furniture, inside a fitted wardrobe, under a radiator cover. Somewhere nobody looks.
Precision cutting. We use specialist tools to cut both the damaged area and the donor piece to identical shapes. This isn’t scissors-and-hope work.
Fitting. The donor piece is fitted with matching pile direction, secured with seam tape and adhesive, and the edges are blended. On a good quality carpet, you genuinely cannot see the join.
Finishing. We brush and groom the area to blend the repaired section with the surrounding carpet.
The whole process takes one to three hours depending on the repair type and number of areas.
Honestly, I’ve done repairs where the homeowner couldn’t find the patch afterwards even when they knew exactly where it was. That’s the standard we work to.
Landlords: Pay Attention to This Bit
End-of-tenancy carpet damage is one of the biggest costs landlords face. Before you quote for replacement, get a repair assessment.
